3. Topics of Q3

  • Acquisition of GRACE Hatchobori

We acquired a recently built, highly visible property in close proximity to Hatchobori Station. The property has also obtained the highest rating under BELS as well as ZEB Ready certification, underscoring its exceptionally high building quality.

  • Implementation of a free allotment of shares resulting in an effective dividend increase

With the aim of enhancing the liquidity of Loadstar’s shares and returning value to shareholders through the effective utilization of treasury shares, a free allotment of 0.2 shares per share was carried out on July 1.
The dividend per share remains unchanged from the most recent dividend forecast, representing an effective 20% increase in dividends.

  • First OwnersBook+ offering launched in August

In August, our real estate digital securities investment service, OwnersBook+, launched its first offering as a member of the Loadstar Group.

4. Real Estate Market Outlook

  • Office supply and demand is tightening, accelerating rent increases. Investor appetite remains strong, and the real estate market is expected to remain solid.
  • While further rate hikes remain possible, we have partially hedged our exposure to interest rate risk through interest rate swaps.
  • Supported by inflation, growth in rents and property values has exceeded the impact of rising interest rates, contributing positively to our business performance.
  • Going forward, we will continue to actively acquire properties, with a focus on office assets, while steadily increasing AUM in our asset management business.
